Sustainability Declaration—New Requirement from 1/1/2010 A sustainability declaration is a compul-sory checklist that must be completed by the seller when selling a house, townhouse or unit. It will be required as part of the sale from 1 January 2010.
Sustainability features such as access and safety also mean that the property will be suitable for owners during their various life stages and will reduce the need for costly future upgrades. The checklist will identify the property’s environmental and social sustainability features in four key areas: energy, water, safety and access.

How long does it take for a property to double in value?
Research and studies of several capital cities reveals the old adage that ‘a property doubles in value every five to ten years’ may be a fairly accurate rule of thumb.
• House values increased from $31,524 in January 1980 to reach $63,500 in September ‘87 – 7.6 years.

A legal 'must have'.
The law says all homes built since 1992 must have safety switches installed on power circuits. They are not an optional extra!
If you are building a new home, you must have a safety switch installed on both power and lighting circuits.
The law also says that if you buy a property without a safety switch, you must install a safety switch for the power circuits within three months of a property transfer. This applies to any transfer of domestic premises including estate, family law and mortgagee transfers.
If you sell a property, you first establish whether a safety switch is installed for power circuits. This must be declared on the standard sales contract and Form 24 Property Transfer.
For a rental home, if it is subject to a residential tenancy agreement from 1 March 2006, the owner must have a safety switch installed for power points within 6 months of the agreement, or in any case by 1 March 2008.

Queensland parliament passes new smoke alarm legislation.
The Queensland parliament has passed new smoke alarm legislation which will take effect as of 1 July 2007. The Bill is the Fire and Rescue Service Amendment Bill 2006.
The seller (transferor) of residential land must, on or before the date of possession for the land, give the transferee of the land written notice of whether smoke alarms are installed in the property. Get Rid Of That Kitchen Clutter.
If you're getting the house ready to sell the kitchen is a good place to start removing clutter, because it is an easy place to start.
First, get everything off the counters. Everything. Even the toaster. Put the toaster in a cabinet and take it out when you use it. Find a place where you can store everything in cabinets and drawers. Of course, you may notice that you do not have cabinet space to put everything. Clean them out. The dishes, pots and pans that rarely get used. put them in a box and put that box in storeage.
You see, homebuyers will open all your cabinets and drawers, especially in the kitchen. They want to be sure there is enough room for their "stuff". If your kitchen cabinets, pantries and drawers look jammed full, it sends a negative message to the buyer and does not promote an image of plentiful storeage space.
The best way to do that is to have as much "empty space" as possible.
For that reason, if you have a "junk drawer," get rid of the junk. If you have a rarely used crock pot, put it in storeage. Do this with every cabinet and drawer. Create open space.
If you have large amounts of foodstuffs crammed into the shelves or pantry, begin using them - especially canned goods. Canned goods are heavy and you don't want to be lugging them to a new house, anyway - or paying a mover to do so. Let what you have on the shelves determine your menu and use up as much as you can.
Beneath the sink is very critical, too. Make sure the area beneath the sink is as empty as possible, removing all extra cleaning supplies. You should scrub the area down as well, and determine if there are any tell-tale signs of water leaks that may cause a homebuyer to hesitate in buying your home.
